Contactless, electronic check-in. You’ll get a door code before arrival — it activates at 3:00 PM. Have a look around when you arrive, including the hot tub, and tell us about anything that needs attention the same day so we can fix it for you.
We want you to relax and enjoy the place. A handful of these matter for safety and the home’s well-and-septic systems — the rest are just the good habits that keep the chalet lovely for you and the guests who follow. Thanks for treating it like your own.
The home runs on a private well and septic system, so please flush only toilet paper — nothing else — to keep everything running smoothly. A faint mineral smell or slight discoloration in the water is completely normal up here.
For everyone’s safety, please keep glassware away from the tub and an eye on little ones, it’s best for ages 13 and up. Pop the cover back on when you’re done so it stays warm and clean. Well water can cause slight discoloration and a stray leaf sometimes drifts in; just give us a heads-up if anything looks off when you arrive.
It’s an easy-to-use gas fireplace, just please don’t place anything inside it.
The chalet is a smoke and vape-free home. You’re welcome to step outside (just tidy up after) that way we both avoid the deep clean that indoor smoking unfortunately requires ($500).
For the comfort of all our guests, we ask that firearms stay at home.
Check-in is 3 PM and check-out is 11 AM. Need a little flexibility? Just ask. We’ll always try, though it depends on that day’s turnover.
We love animals! Pets are welcome with a little advance notice (and certified service animals always, of course). We just ask that they stay off the beds, furniture, and carpet, aren’t left alone unless crated, and that you tidy up after them.
If you fire it up, a quick clean and the cover back on keeps it ready for the next cookout. It takes a winter break (Nov 1 – Apr 15) to stay protected from the elements.
Towamensing Trails is a close-knit place — about 40% of folks live here year-round, and the community keeps a friendly eye on things. Here’s the lay of the land so none of the HOA’s rules catch you by surprise.
Sound carries in the woods and security does patrol overnight, so please keep things mellow after 10pm, especially out by the hot tub. Late-night noise can draw a fine ($500) from the community, and we’d hate for that to land on your trip.
You may spot deer and, now and then, a bear. Please don’t feed them. This is their backyard too, and a fed animal tends to keep coming back.
Every car in the driveway needs an HOA pass. Your stay includes 6, with a couple more available at $25 each. Street parking isn’t allowed (and they do tow), so let’s keep everyone in the driveway.
There are lots of kids and animals around, and community security tickets speeders directly. Easy does it and you’ll be all set.
The community doesn’t permit any of these — including paintball guns, BB guns, and bows — and they’re strict about it, especially the open-fire ban in dry weather.
ATVs, scooters, pocket bikes, and snowmobiles aren’t allowed in the development.
You’ll want a wristband for the beach, lake, pool, clubhouse, and courts, up to 8 per group. Kids under 12 should have an adult along, and these amenities are open in the summer season.
Keep pups leashed and clean up after them anywhere in the development. The beach is the one spot that’s off-limits to dogs.
All trash must be disposed of at the local trash facility
Check-out is 11:00 AM. Need extra time? Ask in advance, we’ll try if there’s no same day arrival, but it can’t be guaranteed.
Return all 8 to the rack by the front door.
Close all windows and please lock the front door.
Take all trash and belongings (including fridge/freezer items) to the Towamensing Trash Facility.(step 11)
All of this is here, so leave it at home. If anything’s missing, let us know and we’ll replace it quickly.
Your stay includes 8 amenity badges. Extra day passes can be bought only by the person named on the rental packet, bring the packet and a photo ID to the boat rental shed at 201 Bishop Circle (11 AM – 7 PM). Cash only, $10/person/day, up to 8 extra badges, no refunds.

The chalet runs on a mini-split HVAC system throughout. Set every unit to the same temperature and mode, and adjust it all from the remote. First-floor baseboard heaters are a backup only.
The living room fireplace is gas-powered. Tap a time on the keypad beside it, it lights in about 30 seconds and shuts off automatically when the time is up. Please never throw anything into it.
A full-size washer and dryer are in the laundry room, inside the 2nd-floor bathroom. Both are simple to run with easy controls.
The hot tub is cleaned and treated between rentals and stays on around the clock, just adjust the temperature and jets, and keep it covered when not in use. Well water can cause slight discoloration, which is normal. Inspect on arrival and report any issues right away. Please keep the Hot Tub clean because to service it will cost $125.

Propane grill on the deck, hooked to the house's main line, no need to turn it on/off. Auto-starter usually works, if not, there's a lighter in the kitchen. Please clean after use to prevent grease buildup.
If there's no gas coming through, there's a Gas Switch behind the grill, open it and turn the knob to on. Once you're done, please turn off propane.
Keep all garbage in the outdoor animal-safe receptacle and keep it closed, we’re in the woods, and loose trash attracts animals, including bears.
On departure, take everything to the Towamensing Trash Facility. A valid parking pass must be displayed to drop off. Recycling needn’t be separated, though a dedicated dumpster is available. Limit: 5 bags per vehicle per day.
Easiest navigation is Google Maps — just enter the address. Parking is in the driveway only (up to 8 cars); never on the street.
Outages happen occasionally up here. The breaker panel is in the 1st-floor hallway by the entrance; flashlights and batteries are in a bin in the master bathroom closet. If a reset doesn’t help, contact Steve (714)925-0819.
